When Do You Need a House Rewire?

Most properties need a rewire every 25-40 years, depending on the type of wiring installed and how well it has been maintained. You should consider a rewire if:

  • Your property has rubber, fabric, or lead-sheathed wiring
  • You have round-pin sockets or old-style light switches
  • Your EICR has identified the wiring as unsatisfactory
  • You are buying an older property and the wiring history is unknown
  • You are carrying out a major renovation or extension
  • You are experiencing frequent electrical faults or tripping
  • Your wiring does not have earth conductors

The Rewiring Process

A full house rewire involves replacing all the fixed wiring in your property, including cables, sockets, switches, light fittings, and the consumer unit. The process typically takes 5-10 days for an average three-bedroom house. I work methodically through each room, chasing cables into walls where required and making good on completion. I'll talk you through the process in detail before starting and keep disruption to a minimum throughout.

Partial Rewires

In some cases, a full rewire is not necessary. If only certain circuits or areas of the property have been identified as problematic, a partial rewire may be sufficient. I'll assess your property and recommend the most appropriate course of action based on the condition of your existing wiring.

Certification and Compliance

All rewiring work is notifiable under Part P of the Building Regulations. On completion, I issue an Electrical Installation Certificate (EIC) covering all the work carried out. This is an important document you should keep with your property records, as it may be required when selling the property or making an insurance claim.

Safety & Compliance

All rewiring work is carried out to BS 7671 (18th Edition Wiring Regulations) and self-certified under Part P of the Building Regulations.
