What is an EICR?

An Electrical Installation Condition Report (EICR), sometimes called a periodic inspection report or electrical safety certificate, is a formal document that records the condition of the electrical installation in a property. It identifies any defects, deterioration, or non-compliance with current standards and assigns a classification code to each observation, ranging from C1 (danger present) to C3 (improvement recommended).

Who Needs an EICR?

EICRs are required or recommended in a number of situations:

  • Landlords: legally required every 5 years for private rental properties in England
  • Homeowners: recommended every 10 years or when buying or selling a property
  • Businesses: recommended every 5 years or when changing tenancy
  • HMOs (Houses in Multiple Occupation): required more frequently
  • Properties with a swimming pool: required every year
  • When an unsatisfactory report has been received previously

What Does an EICR Involve?

I carry out a thorough visual inspection and a series of electrical tests on the fixed installation. This includes checking the consumer unit, testing all circuits for insulation resistance and continuity, verifying the operation of RCDs and MCBs, and inspecting all accessible wiring, sockets, switches, and light fittings. The inspection typically takes 2-4 hours for a standard domestic property.

EICR Results and Remedial Work

On completion of the inspection, I issue a formal EICR report. If any C1 or C2 observations are identified, remedial work is required to make the installation safe and compliant. I can carry out any necessary remedial work and issue a satisfactory report on completion.

Safety & Compliance

EICRs are carried out to BS 7671 (18th Edition Wiring Regulations) by qualified electricians. Landlord EICRs comply with the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020.
