How Often Should You Get an EICR?

An Electrical Installation Condition Report (EICR) is a formal document that records the condition of the electrical installation in a property. It is carried out by a qualified electrician and identifies any defects, deterioration, or non-compliance with current standards. But how often do you actually need one?

The recommended frequency for an EICR depends on the type of property and how it is used. For domestic owner-occupied properties, the IET recommends an EICR every 10 years or when you buy or sell a property. For private rental properties in England, the law requires an EICR at least every 5 years. For commercial properties, the recommendation is every 5 years or when there is a change of tenancy. For industrial premises, every 3 years is recommended.

Certain types of property require more frequent inspection. Swimming pools should be inspected every year due to the increased risk from water. Houses in Multiple Occupation (HMOs) may require inspection every 5 years or more frequently depending on the local authority's requirements. Properties with older wiring or a history of electrical problems may also benefit from more frequent inspection.

If you have recently purchased a property and do not have a recent EICR, it is worth arranging one as soon as possible. You cannot know the history of the electrical installation in a property you have just bought, and an EICR will give you a clear picture of its condition and any work that may be required.

The cost of an EICR is relatively modest compared to the cost of remedying a serious electrical fault or, worse, dealing with the consequences of an electrical fire or accident. For a standard domestic property, an EICR typically costs between £150 and £250 depending on the size of the property and the number of circuits.
